On Coronation – Mixed Use Development

On Coronation is a mixed-use development in Mangere Bridge which features apartments, commercial space and an historic villa, re-purposed as a café/restaurant.

The design process involved carefully master planning the site to accommodate two new buildings, while working within the constraints of a low volcanic height plane and the strategic relocation of the villa.

The villa was moved to the corner of the site, while maintaining an appropriate set-back from the street, leaving an ‘L’ shaped site for the new buildings. These comprise a street-edge building that combines ground floor commercial space with upper floor apartments and a second apartment building off the side street. 

The new buildings are sympathetic to the scale of the villa, while making their own statement, giving a modern, urban edge to the street-front, creating a template for the potential future redevelopment of the town centre.  The materials palette is modern and robust, with painted lightweight concrete panels, timber-look composite weatherboards; powdercoated aluminium louvres add grain and detail to the façade, while affording privacy to the street-edge apartments.
